1274 Simms Place NE: condo design for investor/developer

Gut renovation of a run-down 4-unit apartment building in an up and coming neighborhood. Objective was to provide a thoughtful design for a developer rehabilitating a building in a neighborhood where condominium prices are still affordable.

We transformed four dilapidated one-bedroom apartments into new 2BR/1BA units by converting enclosed porches at the rear, which were being used as illegal second bedrooms by tenants in the property, into legal bedrooms. To do this, living rooms at the front of the property were converted to bedrooms, and the original bedroom/bathroom/kitchen areas in each apartment were converted into a larger, more comfortable kitchen/living/dining area. Added conveniences include a well-equipped kitchen with gas range, microwave, and dishwasher; in-unit washer/dryer; and central air conditioning and heating. Finishes were upgraded, including hardwood floors in living areas and bedrooms, vertical stacked tile in bathrooms, and recessed lights throughout.

Smart design, good value.
